Small - 15-20mil gil
Medium - 30-35mil gil
Large - 40+mil gil

Our prices include all gathering, crafting and the building of your new home. They do not include any special items or materials that we'd need to purchase off the marketboard or procure by other means (any such items and their exact cost are always checked with you first).

The above prices are for reference only. The final cost is always dependent on your individual requests and needs.Gardens and exteriors are not included and are subject to agreement.

A deposit of 50% is needed upfront.
We work on only one project at a time so we can dedicate our full attention to your house. Unfortunately this means we have limited availability every month, but the current expected wait time can be found in the contact section.
We are generally open to any style or idea - we prefer one-floor builds but we are happy to counsel you and discuss the possibilities.
We'll talk about your idea in depth before any work is done. It'd be useful if you had a few references or examples of style or things you would like (either existing FFXIV houses or any other type of reference like photos, illustrations etc.)
We generally include a retainer bell, an orchestrion and a message book in the build unless you tell us otherwise. If you have any other special items you'd like to see included, let us know beforehand!
We'll require tenant access to the property on a character for the duration of the project.
We are happy to take inventory of your pre-existing furniture to see if anything could be of use.
You'll be regularly updated through the process with screenshots and any other relevant info.
It'd be useful if either you are a friend had access to any gated, non-tradeable content (eg. Bozja, Doman Restoration, pvp, gemstones...). We are likely unable to provide these items for you, but for certain items we might be able to connect you with a seller on your server (however their pricing is up to their own discretion).
You don't need to keep the house open, but we kindly ask you to maintain access while we finish work and take pictures.

Concepts we built for fun or to test something. Most of these were only up temporarily and are not open to visit (but you never know, they might make a comeback in a later build...).
